PSYCHOGENICFUGUE News for nerds, stuff that matters Mon, 05 Sep 2016 01:29:53 +0000 en-US hourly 1 Knowing Your Property Real Value Mon, 01 Aug 2016 04:46:15 +0000 Knowing Your Property 1

Every single person yearns to own a room, an apartment or a house, especially in Kuala Lumpur. Whether it is for personal use, or to rent, or resell, the purchase of a house may result in saving (or earning) a sound amount of money, when carefully planned out.

However, as prices reach hundreds of thousands of Ringgit and the housing market undergoes continuous evolution, the accurate estimation of a property value requires thorough consideration of several crucial factors: the quality of the interior, for example, or type and size of the property, number of rooms, as well as their layout. And do not forget the density of people living in the area.

The value of a property can also depend on people’s perception, and can be subject to negotiations. Additionally, for long-term occupation, most internal aspects of the house can be re-examined and adapted.

Homeowners often overlook external factors that may be viewed as very important by potential buyers or tenants. Some of these factors are relatively dependent upon the overall environment of the area, which could be beyond the control of the property owners. We found that these two play an important role in determining your property value:

Direct environment

The facilities and amenities of the building do not only provide the tenants with the activities or comforts they desire, they also bring a certain energy to the area. People from outside can use the swimming pool or gym, and meet at the lounge or café. Parents can take their kids to the playground or clubhouse. This creates a sense of community, increasing the real estate value.

The location and its surroundings

This might be the most important factor to consider when looking for a location to invest in. A good advice is to avoid neighbourhoods prone to crime, or areas that were once popular but have not seen any increase in value after reaching their peak. Properties should be bought in upcoming areas only, and also the possibility to reach gateways and certain ‘landmarks’ (as commercial structures and public services) easily must be taken into account.

Knowing Your Property 2

In Kuala Lumpur, for instance, Ampang is seen as a big hit, thanks to great accessibility (close to Middle Ring Road 2, Kesas Highway, Sungai Besi Expressway and Ampang-Kuala Lumpur Elevated Highway). Indeed, properties value in Ampang has skyrocketed over the past few years, especially for a particular project called Axis Crown Pandan, built at walking distance from Pandan Indah LRT station. Despite an unfortunate delay of one out of four phases, Axis Crown value has appreciated more than twofold since its completion; a remarkable feat in this period of financial instability. New Axis Crown’s developer, Convergent Solutions Sdn Bhd (CSSB)* has since taken over this project from Zaj Properties Malaysia (formerly known as RK Group Holdings Sdn Bhd)

About CSSB

Convergent Solutions Sdn Bhd (CSSB) is an experienced company in the property sector, currently led by Ms. Yusni Khan, who has more than twenty years of experience in this industry. The company aims to help purchasers and investors realise or raise the value of their investment in property development projects. CSSB main goal is to successfully complete delayed or abandoned projects all over the country by reaching out to thousands of affected buyers.

CSSB resurrects those projects to their fullest potential. With the support from stakeholders, CSSB believes it would be able to deal with the completion of the delayed phase within a year’s time. The three other phases have been up and running for some time now, with great success.

Preparing the perfect present Mon, 16 May 2016 10:17:09 +0000 Cooking for your (future) partner can be a challenging but (hopefully) rewarding task if you don’t know her preferences. An easy man could just ask her what kind of date she expects and then adjust to the event by selecting a few dishes which she (hopefully) likes and add a nice glass of wine. Or you can show her your mixology skills and make some cocktails for you and her. Optional: you can also hire a mixologist who will prepare the drinks for you and your love.

Choosing the right drink is like using the right type of cutlery during your dinner. The rough-and-ready rule for wines is probably: “Red wine with meat and white wine with fish”, but when do you use red wine and which kind of red wine would you choose for which course? Would you pick the best red wine for this special moment or would you buy a cheap bottle? Time to find out!

Check out the video below for more explanaiton about your favourite red wine.

Common rules for wine etiquette are during multiple-course menus for example:

  • First the younger wine then the older wine
  • Dry wine before sweet wine
  • White wine before red wine
  • The better the wine the latter the serve

Seems like a lot to remember, right? Luckily for you, you can also print this cheat sheet to study which wine is compatible with which dish:

For etiquette there are a few general thoughts depending on the amount of courses your dinner will have:

Appetizing appetizer

mixology 3

First the appetizer, which you can combine with a light dry wine, preferably not a heavy white wine such as Chardonnay or the Cabernet Blanc. Usually wines with an alcohol percentage above 13.5% are considered as full bodied wines. Optional: the salad can also serve as a first course which can easily be combined with the lighter types of wines. Usually people choose to combine a white wine with the salad.

Magnificient main course

Depending on the kind of main course you will make, the wine can complement the dish or ruin it. Choosing the right wine can be an important task, but also quite difficult if you are not a frequent drinker. For fish, shellfish and seafood I would recommend a dry white wine but depending on the kind of fish you want to eat the options are quite large. As for chicken, veal and pork the options to choose from are also immense. Would a red wine be better with the chicken or might white wine taste better? Luckily for you, there is an article which will help you make the right decision to pair with your main course. Check it out at

Deserving dessert

mixology 4

Thirdly the dessert or pudding. Usually people choose a fruity wine to finish the dinner. The common rule for this is to choose a sweeter wine than the dessert if you are not sure which wine to choose.

And last but not least, try to experiment! There are a lot of rules which allow or forbid you to combine some types of food with some kinds of wine, but in the end it is your own challenging adventure. Of course you have to consider the personal taste of your lover. And of course, if you still don’t know which kind of wine can be combined with your preferred dish, you can always ask your local wine seller.

Do you have any other tips to make it a perfect evening or would you recommend something else?

Make Your Old House New! Thu, 05 May 2016 02:22:28 +0000 You moved into your house years ago – the neighbourhood is a friendly one, schools nearby, stores just a stone’s throw away. It is the perfect place to live and you cannot imagine staying anywhere else. However, just like us humans, houses age as well, some not as well as others. Decor starts to look boring and the internal design is in dire need of an overhaul. To facilitate such a job, you will need to hire the services of professional demolition contractors to break down the old to usher in the new.

One of the living spaces probably in need of a revamp is the bathroom. Your bathroom should be inviting – it is where you head to for that warm shower at the end of the day to unwind and relax. Who doesn’t head to the bathroom for some peace and quiet?  To really revamp your bathroom, you can’t just move some things in and some things out. You’ll need to demolish existing structures to create a fresh canvas to paint on using your imagination.

Next is the kitchen. It is where you will spend most time with your family. An updated kitchen with a more modern layout can do wonders to your house. For example, a more modern kitchen layout will have more storage options and space saving features, potentially saving you money in the long run.

As like any living space in the house, to do a proper remodelling of the kitchen you will first need to strip it bare. Such a job is not recommended to be done by yourself – you may damage pipes and wall structures which could mean bloated costs. Instead, you should hire professional demolition services to do the job for you.

A reliable demolition service is very important.  Are you living in Australia and looking for a reliable contractor? Please visit for a list of good contractors.

However, not every living space need to be demolished just to look fresh or new. The easiest way to revamp a room without any demolition is by painting the room a fresh color. This can change the ambience of the room, depending on the color you choose!

Also, you can simply add small details that can visually enhance a room of your choice. An example of this are decorative wall mirrors that can be installed in any room – from the bathroom to the kitchen. These mirrors are very flexible and come in all shapes and sizes. However, these mirrors need professional help for installation, especially the complicated and fragile pieces.

Be Prepared For Your Fine Dining In KL : A Guide To Table Manners Wed, 13 Apr 2016 05:36:46 +0000 From time to time, everyone has a fancy dinner at a restaurant in KL. While visiting a fine dining restaurant, it is important that you know your etiquette so you won´t blunder in front of all of your guests.

Most of the time, etiquette is nothing more than using your common sense, but in some situations it is important that you know how to behave properly. Therefore we will now tell you all the necessary table manners to make sure you are ready to enjoy your meal carelessly and decently!

Prepare yourself

Before you go to the restaurant, it might be smart to look through the menu card online. This way you get a good impression of the available options and you prevent yourself from asking endless questions to the waiters. Besides, you can also look up the itinerary to be sure you arrive on time. It is not that common to arrive late at your fine dining.

Always dress appropriate

During your fine dining, there are many obstacles you can encounter that can make you feel uncomfortable. At least don’t let this happen when you enter the restaurant. Appropriate clothes are a must when you go fine-dining. Keep in mind, no flip flops, short pants, t shirts or clothes that are too revealing. A blouse, jacket and pantalon for men and a cocktail dress for women will always do good. Also beforehand check the website of the restaurant. Often there are some rules concerning the dress code.

At the table

As you are arriving at the table, don’t use the table as a place to put your bag, keys or phone. It’s not really appropriate to place these on the table. Sit straight at the table, you don’t want to give the impression that you’re bored. If you want to sit back you should do that at a lounge in KL.
After you sit down, place the napkin open on your lap. If the napkin is almost as big as a blanket, keep it folded closed on your lap because otherwise it looks very messy. During dinner, make sure you keep your elbows on the table.

Order the right wine

Male and female hands toasting wine glasses.

Besides a very exceptional winecard,
fine dining in KL also means a serious winecard.  Do you have no clue at all how to order wine? Ask the sommelier to help you. You can point out wines in your price class and he will advise a wine that fits your dinner. Don’t tell him your maximum budget as this is kind of disrespectful.

During dinner

However hungry you might be, don’t start eating when your host hasn’t started yet. Often the host will first give a toast and then tell you to start eating. Also try to have dinner at the same speed, you don’t want your guests to feel hurried when you already finished your meal. Stay at the table till everyone is finished with their meal. If you really need to go to the toilet, just tell your guests “Excuse me”. Don’t tell them in detail what you are going to do.

Don’t yell at the waiter

This is really unpolite. Yelling, whistling or saying ‘hey’ are the perfect example of how you are not supposed to get attention. Eye contact is a better option and if this does not work, you can always slightly lift your right hand.

Using your cutlery

You use your cutlery from the outside to the inside and never point your knife or fork with the points to the table. Take small bites and don’t rush, because you have to enjoy your food. One last important thing is how to lay down your cutlery when you have finished your food. If you want to pause your dinner, you place your cutlery across your plate.
Think about it as reading a clock. The tip of the fork points at the 2 and the tip of the knife points at the 10. When you finished your whole dinner, you place your knife and fork together with the tip aiming at 10 and the end aiming at the 4.

Check out the video below to learn some good table manners, so you can soon be fine dining in KL.

Now that you have read these tips, you are ready to enjoy your fine dining experience without having to worry about your behaviour.

Tips For House Renovations Wed, 06 Apr 2016 06:20:08 +0000 You probably have heard many horror stories about renovations that completely failed. Often all fails are caused by only one thing; not enough preparation.

When renovating, you will encounter many complications which can result in high tensions between you and your family. Don’t let it come this far. To prevent all this unnecessary stress, we will now share tips to make sure your renovation process will pass as smooth as possible.

Make a survival plan

First of all, make a plan of approach. This maybe sounds a little exaggerated but this is essential in renovating your home because you need a general guideline for yourself, so you will know exactly what you want and need for that. Ask yourself questions like; “Why do I want to renovate my house?”, “Do I want more light in my house?”, “Do I need more space in the living room?”. Think about your wishes and preferences and place them from important to less important so you know which things you really need and which you can leave when it gets too expensive or complicated.

Estimate your budget

budget calculation

After you decided your general guideline for the renovation, it’s time to estimate your budget. This way you can calculate exactly how much you want to spend on your renovation and what plans can be turned into reality. Keep in mind to always have sufficient leeway for unexpected costs so that you are not experiencing financial problems.

Be organised

Unfortunately, you cannot survive your renovation without a good organisation of your appointments and paperwork. How you organise your documents differs per person. Create a system that works for you. You can keep them in folders, for example 1 folder for each floor and each category separated from each other. Besides, keep a list with all the important phone numbers and contact information. A good organisation may take up a lot of time, but it will take away a lot of stress during the renovation itself!

Stick to your planning

Keep in mind that certain ordered parts can arrive later than you would have hoped and anticipated on. Also people can abandon you and leave you with nothing. This is all completely out of your control but it can really slow down your project and cost you a lot of money. Therefore, try to plan everything with some extra margin, so that in case something goes wrong, you will still be on schedule. It’s better to schedule earlier than too late of course.

Hire people to help you

As much as you (and your budget) would like to do the job yourself, it will definitely also bring a lot of stress with it, as you are probably more inexperienced than others. Ask yourself if it is useful to do things yourself, when others can do it much faster and more precise.
For example for roof tiling you should definitely hire some roof tiling experts. Slaters roofing can be expensive sometimes but there are many roof tilers & slaters that are able to offer you a good price for their service. Be honest to yourself and choose 1 or 2 rooms which you would like to do yourself and leave the rest to others.
After these tips, you are definitely more prepared for your renovation. Keep in mind to be flexible. A renovation reminds us about the fact that there are a lot of things we don’t have under control and often the only thing that takes us further is to just accept it. What seems like a really big problem now will make you laugh later.

Would you still like to try roof tiling yourself? Watching a tutorial first could help you get started easier. Check out the video below for an explanation of how you can do roof tiling.

Are you looking for a roof tiler and you are in the Girraween and surrounding area? Then please visit for a reliable quality roof tiler.

Curtain Cleaning For Dummies Fri, 01 Apr 2016 07:40:14 +0000 Curtains can really make or break your interior. Therefore it is important that you choose the right window decoration. Whats even more important, and often forgotten, is the curtain cleaning process. Many people don’t really know how they can best clean their curtains and therefore just let them be.

Of course, you can choose to dry clean the curtains at a shop. Dry cleaning curtains is much more convenient as you don’t have to work on it, but at the same time it is also a lot more expensive than doing it yourself. People often think that doing it yourself is a big hassle. Actually.. it’s not that hard at all and this article is here to prove that.

First of all; how often do you need to clean your curtains?
Luckily this is easy and is completely up to you. In houses where smoking is allowed, it is smart to wash them more often than in houses where people don’t smoke. Check around once a month if your curtains are still smelling fresh or if they need to be washed. Check white curtains more often for yellow stains. The earlier you notice this, the easier they can be cleaned. It would be a waste of your money if they get ruined by not taking care of them.

How do I clean my curtains?
The method used to clean your curtains is completely dependent on what material
your curtains are made of. Often, there are instructions written on the label in your curtains which can help you. Still, these instructions are often very unclear so the following tips will clear up the confusion!

  1. Firstly, take the curtains off the curtain track and shake them outcurtaincleaning4
outside to get rid of a big part of the dust. For a smaller clean up, you can just hang them outside
(preferably when it’s misty) and they will smell fresh again in no time!
  2. After this, check the labels as mentioned before, for the right cleaning process. Curtains with an
A, P or F on it are meant to be cleaned at a dry cleaning store. All other curtains can be washed yourself.
  3. Now you can either detach the hooks of your curtains but you can also just tie something around it
(like a sock or a washing glove) to make sure the hooks don’t get stuck in the curtains while washing them.
  4. Check the washing temperature on the label. If there’s nothing written on there, you should just stick
to the rule of maximum 30 degrees.
  5. You can either choose to wash them in the washing machine, or in a spacious bathtub. The washing
machine has a higher chance of shrinkage.
  6. Pay attention to what kind of soap you use. It should not contain bleach or optic whitener because
this will cause discoloration. The best is to use multicolour washing soap or fine washing soap.
  7. Make sure you never rub or wrench your curtains.
  8. After washing your curtains, hang them up when they are still wet to prevent wrinkles. Never put them
in the dryer because this will cause them to shrink.

For a quick video tutorial, you should watch this video.

For more information about cleaning your curtains, you should read the article on

Now you know that although cleaning curtains yourself can take some of your time, it is not really a big deal.
Switch it up from time to time to dry cleaning curtains at your local shop with doing it yourself.
But most of all, maintain them regularly!

Getting To Places With CityMaps2Go Wed, 03 Feb 2016 05:37:52 +0000 When I was a little boy, my parents and I always spend our vacation in the beautiful France. I can remember that they always used a paper map, trying to discover the touristic places such as old architecture and buildings. Getting lost all the time just was part of the process.

Luckily the creators of CityMaps have come up with a solution to this problem. The app they build has revolutionized the way people travel nowadays. What To Do Without The Internet? Wed, 03 Feb 2016 04:33:53 +0000 Oh no! Do you also have trouble with your Internet connection? Is the connection super slow and does loading a page take half an hour? Or even worse, you can’t even connect to the Internet. It looks like everything we do nowadays involves around Internet. Sure, we use the internet daily to message friends, family, watch movies, etc. But is it really that bad you can’t connect. No worries, you will survive with the following tips I’m going to give to you.

1) Go outside

Just talk a stroll in the nearest park or woods and enjoy the beauty of nature. Every season has its own charms, try to enjoy in once in awhile. You might discover some new awesome places where you can relax and listen to the birds. Maybe you like photographing? Then bring your camera! Do you like working out? Grab your running shoes and start doing some sports in the fresh air! If you ask me, it’s much more fun than in a crowded gym full with sweaty people.

2) Cook a dish

Cooking can be a lot of fun. Especially when you try to create a new dish with the leftovers in your fridge. Maybe no Internet will give you some creative ideas, you never know. If you rather want to cook something impressive, grab that dusty cookbook out of your cabin and just start. This way you have a nice snack when the Internet is working again.

3) Finish some tasks

Everybody has a to-do-list with a couple of tasks they always tend to avoid. Just start finishing some of these tasks. Is your room a mess with clothes everywhere? Show some initiative and clean up your room! It can be almost everything, just try to finish it. At least you don’t got any distraction from your phone or laptop. Afterwards you probably feel great and the positive aspect is that you don’t have to worry about some tasks anymore.

If you are really that desperately in need of Internet all the time, check out some of the broadband deals. Sure there is a broadband plan available with a good connection. They have even unlimited internet plans in Malaysia so you will be fine.

The Gravy Train Won’t Last Forever Tue, 26 Jan 2016 07:20:26 +0000 First, the chattering class told us the economy suffered every time crude went up. Now They’re telling us the unlimited data plan economy is suffering because the price of oil is going down. (Heck, energy isn’t even in the CPI basket of prices!). Well, out here in the wild Pacific Northwest, I see a couple of the luxury RV coach builders (Marathon and Country Coach) firing up again, putting guys to work after a long hiatus; the airlines are starting to compete on price again; and I’m loving having to put out just 20 bucks to fill my gas tank rather than the $35-$40 I used to spend on Malaysia broadband data package, sometimes twice a week. Here’s the deal: Most of us understand this gravy train won’t last forever. So, we’re keeping our powder dry. When you’ve been as bruised up as we’ve been since late 2007, you tend to be a little cautious, you know? Now, multiply this reply by about 50 million and you get the idea. So we’re now supposed to count on cuts in the price of oil to lift our disposable income. It’s better than giving us the raises we need. Lower gas prices don’t change the fact that fossil fuels won’t last forever. It doesn’t change the fact that we need to develop alternate sources of energy or all the advances we’ve made will be worthless because we are still basing our advances on fossil fuel technology. It’s more important to protect the feelings and money of the 1%, to allow CEOs to continue making 300-400 times more than the rest of us, to keep telling us that we don’t rate for assistance while handing out massive government assistance to “job creators” and businesses that offshore jobs we can do. Forgive me if I’ve stopped spending on all but the bare necessities: cheapest mobile broadband, rent, food, utilities, clothing, and the occasional prescription. I’m saving for my next bout of long term unemployment and, since I’m well over 50 I know that I won’t find a job that pays enough to keep body and soul together.
